Tonya’s Take

“Martinsville is small-town Virginia done right. Saturday mornings at the farmers market, football on Friday nights that pulls in the whole town, and weekends out at Philpott Lake or on the Smith River. Uptown has real history and business owners who know your name. If you want an affordable, tight-knit place with the Blue Ridge close by, this is it.”

Tonya’s Take

“Danville is the comeback story. Twenty years ago, downtown was a different place. Today it’s a riverfront destination with new jobs, new visitors, and serious cultural momentum. If you want to buy somewhere that’s still on the rise, this is it.”

What You’ll Find

Mountain homes for sale across Patrick County with serious acreage. The county has no zoning anywhere, which means rural flexibility, keep horses, build a workshop, run a small farm. Includes Stuart, Critz, and Woolwine. Worth knowing if you want mountain land without restrictions.

Tonya’s Take

“Stuart is the antidote to loud living. If you’ve been in a city or busy suburb and you’re looking for the opposite, Patrick County is closer to it than most places. Tradition, real community, and mountain views from your back door.”

Tonya’s Take

“Rocky Mount hits a specific sweet spot. Mountain views, real community, a slower pace, and just enough activity to keep life interesting. Plus you’re 15 minutes from the lake. For buyers who want Franklin County schools without the lake-house price tag, this is the answer.”

Higher Median vs Surrounding Towns

Tonya’s Take

“Smith Mountain Lake isn’t a town, it’s a lifestyle. If your weekends are about boats, sunsets on the dock, and trading traffic for boat wakes, this is where you should be looking. I’ll help you tell the difference between a great cove and an awkward one before you make an offer.”

My Approach

How I Help You Pick the Right Community.

Each of these towns has a different rhythm. Martinsville is small and walkable with serious community pride. Danville has comeback energy and a riverfront. Stuart is mountain-quiet with no zoning anywhere in Patrick County. Rocky Mount has the Harvester and the Blue Ridge. Smith Mountain Lake is a lifestyle, not a town.

When we talk about which one fits you, we’ll cover the obvious stuff (price, schools, commute) and the less obvious stuff (how loud, how social, how rural, what’s open on a Sunday morning). I won’t recommend a community I don’t know personally because I host an ADTV episode about each one.

Not Sure Where to Start?

Let’s Match You to the Right Community.

I’ll ask you about your lifestyle, your timeline, and what you want your weekends to feel like. Then I’ll tell you which of these towns fits, and which doesn’t.
